But good news! My new neighbor is a plumber and fixed it with me for pocket change and beer.

Here was the culprit:

Oh, the dishwasher drain. The previous owner’s of our place were not as on-the-spot as you with repair. We replaced 1/3 of the kitchen subfloor, and re-plumbed the entire DWV system as a result (DIY, so not bad on expense). Good on you for getting right after it (with Neighbor).

Yikes. But don’t celebrate me yet: we have some eventual foundation and floor repairs on the horizon. What happened to me is the pipe under the house had snapped from being at an angle so water from the dishwasher and sink just flooded straight onto the joist.

Pictures of my life, fixing things. Trust me, it could have been worse. (Of course, that’s always true, but I thought I’d give you a little positive boost after your dilemma.)

Hrm. Joist repair/replace? Or just a bit of damp, clorox and move on? It wasn’t a big deal in our case, as we wanted to replace the kitchen anyway (non-anchored cabinets? 220V range connection on a 50 A 1950’s panel? Sure! Nuked all of it and rebuilt by hand).

Curious about your foundation repair. We have a generous 4’ crawlspace, poured foundation and footer. PO’s stupidly put too-big, too-close trees and shrubs in, and there’s one crack (I dug out the tree stump and roots causing it). But the crack is there, and I wonder about getting it fixed, from a cost/value perspective. What are your thoughts on it, in your situation?

I have been in my starter home for 8 years. We are totally upside down. I curse the day I bought it. If I didn't have dogs I'd seriously think about burning to down.

Ouch! Not a lot of success stories from people who bought homes in ‘07... Right before the poof.

Our crawlspace has maybe 18” of clearance, guarded by spiders. We have some aged joists that were just going to repair when we do our kitchen remodel, same as you.

Funny you mention trees. You have a beautiful cedar whose roots grew right through a sewer pipe (repaired at seller’s expense — I was smart to shell out for an extra pre-puchase inspection).

Oh I have no complaints — I learned something, shit got fixed, made a friend.
